Established in 1991 across 53.6 acres, Newpoint was built around traditional neighborhood planning principles — homes oriented to tree-lined streets, front porches, picket fences, and small parks woven throughout. The architectural code encourages pastel and white clapboard, raised brick or stucco foundations, and tin roofs, creating a cohesive streetscape that still feels like an organic neighborhood rather than a planned development. Of the 132 home sites, only a handful remain available for new construction.
 
Residents walk to a small commercial village at the entrance — pizza, lunch, and a full-service salon — and are minutes from grocery stores, Beaufort Academy, and the shops and restaurants of downtown. Six golf courses are within fifteen minutes, and Hunting Island State Park is a twenty-minute drive. It's a community that draws young families and retirees alike, and after more than three decades, it shows the kind of settled, neighborly character that's difficult to manufacture and increasingly rare to find.
